Kallarroo Terms and Conditions

Please read the following booking terms and conditions carefully before making a reservation. By making a reservation, you agree to be bound by these terms and conditions.

Check-In and Check-Out:

  • Check-in time is 3.00 PM, and check-out time is 10.00 AM.

  • Early check-in and late check-out are subject to availability and may incur additional charges.

Reservation and Payment:

  • Reservations can be made online through our website or by contacting us directly.

  • The total cost of the booking will be charged at the time of reservation.

Cancellation Policy:

  • Cancellations made 30 days or more before the scheduled check-in date will qualify for a full refund, subject to a $50 cancellation fee.

  • For cancellations made between 14 and 30 days before the check-in date, a 50% charge of the total booking value will apply, unless you choose to transfer your booking to another time within the next 3 months.

  • Cancellations made with less than 14 days notice will result in a 100% charge of the total booking value.

Occupancy:

  • Infants are children aged 24 months and under and not occupying a bed within the cottage.

  • Children aged 2 years and above are considered guests at this property.

  • The maximum number of guests allowed in the accommodation unit is specified in the reservation.

  • The number of guests should match the number of guests booked.

  • Additional occupants beyond the specified on the reservation are not allowed without prior approval.

  • Exceeding the maximum occupancy without prior approval will result in additional charges and termination of the reservation.

Pet Policy:

  • Pets are welcome at Kallarroo if they are toilet-trained.

  • Pets must be under control and should not disturb wildlife or farm animals.

  • Owners are responsible for cleaning up after pets and ensuring they stay off furniture.

  • Any evidence of pets on any furniture may incur additional cleaning fees.

  • A $50 surcharge applies to each booking with one pet.

  • A maximum of two dogs are allowed per booking.

  • Owners are liable for any damage or injury caused by their pets at Kallarroo, including farm animals.

Smoking Policy:

  • Smoking is strictly prohibited inside the property.

  • Any evidence of smoking inside, including a smoke odor, will result in a cleaning fee of $400.

  • Please don’t throw the cigarette butts on the ground.

Property Damage Responsibility:

  • During your stay, you assume full responsibility for any breakages or damage incurred to the property.

  • In the event of breakages, damage, or loss, please report it promptly. Failure to comply with this requirement will result in the associated costs and expenses being debited to your credit card without prior notice.

Liability and Kallarroo Farmstay Disclaimer:

In accepting the terms outlined herein, I/We affirm our understanding that the Property Owner and Agent assume no responsibility or liability for:

  • The farm stay is not responsible for any loss, damage, or theft of personal belongings.

  • Guests are liable for any damage caused to the property and its contents.

  • Engaging in farm activities and being in a rural environment involves inherent risks. Guests willingly assume these risks and are responsible for their safety.

  • The farm stay, its owners, and its agents shall not be held liable for any injury, loss, or damage suffered by guests, their invitees, or any third party, arising from participation in farm activities or as a result of any unforeseen circumstances.

  • Guests are advised to exercise caution around farm animals and property features. Any damage caused will be the responsibility of the guest.

  • All occupants are urged to take specific care at all times and are requested not to approach any wildlife under any circumstances.

  • The Property Owner and Agent will not be held responsible or liable for any injury or loss suffered by the occupants, their invitees, or guests as a result of insects or wildlife in or around the accommodation site.

  • The farm stay shall not be liable for unforeseen circumstances, including but not limited to weather conditions, natural disasters, or any other events beyond our control.

Fireplace, Bonfire, and Woodfired Hot Tub Usage Guidelines:

The property features an open fireplace, bonfire and a woodfired hot tub for your enjoyment. Please note the following guidelines:

  • The outdoor fireplace and woodfired hot tub are to be operated at the user's responsibility and must adhere to current Rural Fire Service (RFS) Guidelines.

  • During High, Extreme, Catastrophic, and Total Fire Bans, the use of open fires is strictly prohibited.

  • The woodfired hot tub is to be operated at the user's responsibility, following the instructions outlined in the provided manual.

Hot Tub – General Safety Precautions:

To ensure a safe and enjoyable experience, please adhere to the following general safety precautions while using the hot tub:

  • Supervision: Never use the hot tub alone. Always ensure there is a responsible adult present, especially if children are using the hot tub.

  • Temperature Check: Check the water temperature before entering the hot tub. It is recommended to keep the temperature at a safe and comfortable level. Water temperature above 38 degrees Celsius may be injurious to your health.

  • Time Limit: Limit each session in the hot tub to a reasonable duration to prevent overheating. Prolonged soaking in temperatures above 38 degrees Celsius may cause drowsiness, fainting and may induce hyperthermia.

  • Health Considerations: Individuals with health conditions such as heart problems, high or low blood pressure, or pregnant women should consult with a healthcare professional before using the hot tub.

  • Alcohol and Medication: For your safety, please avoid using drugs or alcohol before or during hot tub use to prevent the risk of unconsciousness and potential drowning.

  • Shower before Use: Take a quick shower before entering the hot tub to remove any oils, lotions, or contaminants from your body.

  • Hydration: Stay hydrated by drinking water before, during, and after using the hot tub.

  • Emergency Procedures: Be aware of the location of emergency shut-off valves and know how to operate them. Familiarize yourself with basic first aid procedures.

  • Accessories and Clothing: Remove all jewelry, and tie up long hair. Avoid wearing loose-fitting clothing or accessories that could become entangled in the hot tub.

  • Child Safety: Exercise extreme caution to prevent unauthorized access by children. To avoid accidents, it is crucial to ensure that children cannot use the hot tub unless they are supervised. If children are present, implement appropriate safety measures, such as:

  • removing the stairs to prevent climbing.

  • Ensure the hot tub lid is securely placed on top when not in use to restrict access.

  • Consider draining the water out when the hot tub is not in use for an extended period.

Amendments to Terms:

  • These terms and conditions may be amended from time to time without prior notice.
